9035 AC located in MORGAN COUNTY, TENNESSEE. Timber plus oil and gas production. It is located northwest of Sunbright, TN and has frontage on Hwy's 51 and 27. Part of it is in Scott County, and the other in Morgan County,TN. There is electricity in many parts of the property. The timber is young planted pines on approximately 75% of the property, Of that 65 to 70% of that is 5 to 6 years old. Trees were planted any where they felt would take them. It was replanted by Bowater, but they no longer have any timber right's on the property.
The only improvements known are the storage tanks and wells. The road system is awesome and was put in place by Bowater and the old company that had the oil & gas leases. They are maintained by the new company, Miller Energy that bought the old leases out. As stated Miller Energy has recently purchased 30,000 acres of lease's and this 9,035 acres makes up about 1/3 of that total acreage. $25,000,000 has been set aside by Miller Energy to re-work the wells on this property, and the others. Their projections of future revenue increase from the $60,000.00 per year to well over $800,000.00 per year to the land owner.
